I love to sell new construction. If the builder is well known it makes my job easier. There are some good bulders in my market area and they are offering nice incentives. If you are looking to buy new construction remember that the agent at the model home represents the builder and if you need to be represented by a buyer agent? go there with your agent . Most builders expect the agent to go with you to the model homes the first time and register you.
Here are the reasons some buyers prefer a resale.
1. The new construction will take several months to be built. Buyers can move into a resale in less time.
2.Some of the sellers who are selling their home in such a short time are motivated sellers so buyers can get a good deal. They may get thousands in upgrades . With new construction the upgrades add up to? a lot of money. In resales the basement may already be finished? and there may be a deck and? landscaping. ?
Some of the resales look like noone? has lived in there. There are homeownerswho really take are of their home.
